Why Isn't My Buckhead Home Selling?

At this very moment there are 78 homes under contract in Buckhead. These homes run the gamut from this Buckhead Luxury home for $7.75 million at 4370 Paran Place:  This Buckhead home is under contract, Why not yours?"This Buckhead home is under contract, Why not yours?  

 

.....To this tiny bank-owned Buckhead home on Clarendale Dr. (under)priced at $119,900.Buckhead Foreclosure under contract

On top of that, there are 120 Condos in Buckhead that are currently under contract and set to close...I just sold another one 1 hour ago!
 

So, I can hear you asking, Why hasn't my property in Buckhead sold?

 
There are only two possible reasons:
  1. Your property is not priced correctly

  2. Your broker is not marketing the property correctly

Price:

The vast majority of buyers identify the home that they actually buy online. Just two weeks ago I closed a sale with a client that lives in Indonesia. He wired the purchase money and flew here to buy simply based on the detailed photos and information that we provided to him...it is now becoming common for me to sell properties to clients that have often never seen them in person!

Simply put, many real estate brokers in Buckhead rely on the old crutches of glossy ads in homes magazines and tacky newspaper ads...meanwhile they fail to have any significant online presence.....where 94% of the buyers are! (Really, when was the last time you picked up the newspaper to find a home???)
