1. First things first, make a great first impression outside. This means keep your yard mowed, put some flowers or potted plants by the steps and make sure the outside of your home looks fresh and clean. At a minimum, have the exterior pressure washed and you might even consider repainting those faded shutters and doors.

2. The most important thing you can do inside is clean, clean, clean. Your home should be spotless, especially kitchens and bathrooms should look and smell fresh. Also, remove any clutter and personal items like old family pictures. You want buyers to envision themselves living in this home as their own rather than feel like they are visiting a friend's house. Neutral colors like cream and yellow are popular, so you might want to think about repainting too.

3. Price it right. Don't just pick the agent who says they will sell it for the most money. Often agents who don't know the market will try to "buy your listing" just by telling you what you want to hear. Make sure your agent knows your specific market, they have done the research and can show you what comparable homes are selling for in your area.
4. Market to as many buyers as possible. This means you should choose an agent that has access to the latest technology and can effectively get your home in front of as many prospective buyers as possible.
