Does Your Realtor Secretly Want You To Pay More?

A few years ago the book "Freakonomics" was published. The book takes a provocative approach to analysing how economics impacts our every-day lives in unseen ways and has sold over 4 million copies to date. One section of the book specifically singles out real estate agents and states that a real estate agent simply cannot properly represent their buyers well since their compensation is a percentage of the sale price. The authors theorizes that the economic incentive for a Realtor is in direct opposition to the clients interest and therefore a real estate agent cannot fairly represent a buyer (who wants the lowest possible price).

Buckhead Lot Sales Increasing

When the market is down and home prices are low, new home construction takes a dive. Homeowners can often find existing homes to purchase for much less than it would cost to build a comparable home and builders are certainly not going to build a speculative home without a buyer already commited.
So in 2010 there were only 21 lots sold in Buckhead with an average sale price of $584,000 and a lot size of just over one acre. The most expensive lot sold was prime acreage in Tuxedo Park that sold for $3.7 Million.

Buckhead Home Sales Start Their Climb

It seems every day now that I see signs of the economic recovery starting to take place and I am excited to report that the recovery seems to have started in Buckhead real estate. Anecdotaly, business has been booming and our clients have been thrilled to be able to take advantage of the incredible prices and interest rates available, but I now I have reliable statistics to report that indicate a rise in the market.
The noticable decline in inventory of available Buckhead homes has caused much greater competition among buyers. In fact, it has been 2+ years since I have seen the level of buyer competition that I am seeing today (see my February blog post about the market heating up).

Buckhead Foreclosures Report

During 2010, 90 of the homes sold in Buckhead were bank-owned foreclosures. Foreclosures truly have become a significant portion of the Buckhead real estate market during the past 24 months. In fact, they represented 10.9% of the 825 homes sold in Buckhead last year.
To put the health of our real estate market into perspective though, many communities around the country have seen the percentage of foreclosure sales top 50%. This is a testament to the stability of the Buckhead market.

728 Home For Sale In Buckhead

We have 728 Buckhead homes for sale today on the Buckhead real estate section of HirshRealEstate.com. The fact that has me very excited today is that the number of homes for sale has declined in recent months while the number of actual sales has increased during 2010 by 8% over 2009.
The net result is that the single-family Buckhead real estate market has finally come below the 12-month supply levels. This is based on 2011 sales staying the same as 2010, but in fact , I predict that the number of homes sold in Buckhead will increase by nearly 10% again, which will bring us back close to 2007 levels!
The thing to keep in mind, whether you are a buyer or seller, is that you only need to find one home to buy or one buyer who wants your home. Statistics…
