I just listed a short sale in the heart of Buckhead on Northside drive (across from N. Atlanta High School). This large home was custom built in 2000 and has space for the whole family. There is a master on the main, three more bedroom upstairs, and 2000 square feet ready to finish in the daylight basement (think media room/inlaw suite/etc).
While this home appraised for over $1 million a few years ago, it can be had today as a relative bargain. While this home will be a great deal, the sale must be approved by the bank, so we need a patient short-sale buyer.

Buckhead Home Sales Start Their Climb

It seems every day now that I see signs of the economic recovery starting to take place and I am excited to report that the recovery seems to have started in Buckhead real estate. Anecdotaly, business has been booming and our clients have been thrilled to be able to take advantage of the incredible prices and interest rates available, but I now I have reliable statistics to report that indicate a rise in the market.
The noticable decline in inventory of available Buckhead homes has caused much greater competition among buyers. In fact, it has been 2+ years since I have seen the level of buyer competition that I am seeing today (see my February blog post about the market heating up).

During 2010, 90 of the homes sold in Buckhead were bank-owned foreclosures. Foreclosures truly have become a significant portion of the Buckhead real estate market during the past 24 months. In fact, they represented 10.9% of the 825 homes sold in Buckhead last year.
To put the health of our real estate market into perspective though, many communities around the country have seen the percentage of foreclosure sales top 50%. This is a testament to the stability of the Buckhead market.

728 Home For Sale In Buckhead

We have 728 Buckhead homes for sale today on the Buckhead real estate section of HirshRealEstate.com. The fact that has me very excited today is that the number of homes for sale has declined in recent months while the number of actual sales has increased during 2010 by 8% over 2009.
The net result is that the single-family Buckhead real estate market has finally come below the 12-month supply levels. This is based on 2011 sales staying the same as 2010, but in fact , I predict that the number of homes sold in Buckhead will increase by nearly 10% again, which will bring us back close to 2007 levels!
The thing to keep in mind, whether you are a buyer or seller, is that you only need to find one home to buy or one buyer who wants your home. Statistics…
Buckhead Homes For Sale And Market Update

Inventory: At the moment there are 901 homes for sale in Buckhead. This is the lowest inventory we have seen this year. Buckhead housing inventory has continued to drop slightly as unmotivated sellers take their homes off the market, while motivated sellers are taking advantage of the slight increase in buyer activity.
Buckhead Homes Sold: 64 homes sold last month in the Buckhead area at an average price point of $757,000...a month over month increase in sales volume of about 9.2%, but a drop in sales price from November 2009 of a little more than 6%.

The Paces Neighborhood is one of the many beautiful neighborhoods in Buckhead, but one that I am particularly proud of because it is my home. The neighborhood primarily has older homes from the 1950's and 60's, but it also has it's fair share of jaw-dropping estates. The one theme that ties the whole neighborhood together are the large wooded lots with old oak trees and long, winding driveways. Community pride is evident among the homeowners here and the neighbors all stay in touch through the Paces Civic Association website.
