Mid-year 2010 Buckhead Real Estate Update
Posted by Ben Hirsh on Thursday, July 15th, 2010 at 11:06am.Here we are, already more than halfway through 2010...so what has the Buckhead real estate market been

doing for the first six months of the year?
Below is my mid-year 2010 market report for the Buckhead single-family home market.
Buckhead Homes Sold 1st Half 2010
Selling Price:
As shown by the chart below, the average sale price for a home in Buckhead over the first six months of 2010 was $803,025 which is 10.6% lower than the same period in 2010.
Sales Volume:
Even though average sale prices have decreased, the number of homes that sold jumped from 254 in 2009 to 315 Buckhead homes in 2010. That represents an increase in the volume of transaction of nearly 20%.
Inventory:
There are currently 945 homes for sale in the Atlanta sub-market of Buckhead. At the current absorption rate this means that we currently have a 17-month inventory of homes. Inventory levels have been dropping, but they are still elevated enough to keep prices down and the great deals coming through at least the end of this year. Savvy buyers are only snatching up the very best values and this means that your home had better be priced right if you want to sell in this market!
