How To Appeal Your Property Taxes

Since the recent passage of Georgia Senate Bill 346 - a Bill which requires that every property owner in the state of Georgia gets an annual notice of assessment starting in tax year 2011 - it’s very easy.
The Assessment Notice indicates what the county determines is your home’s Fair Market Value, along with an estimated property tax amount. The notice also gives tax payers information on filing an appeal. The appeal may be based on taxability, value, uniformity, and/or the denial of an exemption. The state of Georgia provides a universal appeal form for use by property owners in all Georgia counties.
1. Complete the appeal form and mail or deliver in person to your county Tax Assessor.
2. Note that the appeal must be filed within 45 days upon receipt of the Notice (you will get your notice this year before June 1st).
3. An appraiser reviews the information.
4. The Board notifies you of the outcome of the appeal.
5. You can either accept the new assessment or continue with the appeal process.
One of the most favorable changes affecting new homeowners is that your assessment will not exceed the actual amount you paid for your home in the year following your purchase.
