Fed Chairman Ben Bernanke said in the Washington Post yesterday, "Lower mortgage rates will make housing more affordable and allow more homeowners to refinance...higher stock prices will boost consumer wealth...increased spending will lead to higher incomes and profits that, in a virtuous circle, will further support economic expansion.”
In short, if you are looking to purchase a home or refinance your existing mortgage, the federal government has just given you an excellent opportunity to do so within the next year. They are essentially printing $600 Billion to pump into the economy and keep interest rates at historically low levels.

Buckhead Condo Market Report

It was a slow month in October for condo sales in Buckhead. 37 condos in Buckhead sold at an average price of $244,267. Even though the number of sales this month and the average sale price is below average, and somewhat dissapointing, the price trends have continued their slow upward march since the beginning of the year.
Expect these numbers to be revised upward slightly as last-minute and lagging sale numbers get reported. In addition, there are 74 condos currently under contract and set to close soon, so expect sales to pick up slightly next month. In total, I am expecting to see about 155 condos to sell in the fourth quarter of 2010 with an average price point of $249,000.

I am personally a member of the Atlanta Board of Realtors and I like to be as involved as possible in furthering and improving the real estate industry, goodness knows we need to improve the average real estate agent! I was pretty excited last week when a colleague of mine invited me over to his home in Buckhead to meet with U.S. Senator Johnny Isakson and chat about the state of our nation and the business climate here in Georgia.
Senator Isakson is the only Realtor in the Senate and he was president of the now-closed Northside Realty here in Atlanta for 22 years. Buckhead Homes Sold in October (so far)

There have been 28 homes sold in Buckhead so far this month. The most expensive sale happened just a few days ago at 3100 N. Wesley Court, a quiet culdesac in the Paces neighborhood of West Buckhead where I live.
The home has been on the market for an incredible 350 days and was originally priced at $4.3 Million by the builder.
The attention to detail by the designer, Yong Pak, definitely set this home apart. The excellent location in a private neighborhood and proximity to some of Buckhead's best private schools also helped make this home attractive to the new owners.

Buckhead's Business/Shopping District To Become More Walkable

A move is underway to adjust the zoning rules for "Downtown" Buckhead. The new zoning would help guide new development away from the suburban style shopping centers and towards a more connected and walkable district.
This has been reported on in detail by the Atlanta Business Chronicle and is happening in concert with the Streets of Buckhead retail development, the potential International District in Buckhead as well as the recent streetscape improvements already underway in Buckhead.
I think this is a great move by the zoning board and I think it will make life more pleasant in Buckhead and more attractive to potential residents and businesses.

Buckhead Home Sales Slow - New Buyer Opportunities

The number of single-family homes sold in Buckhead declined in August to 57 homes with an average sale price of $722,000. That number is down from the 62 homes sold in August 2009 and the 75 homes sold in July of this year.
August was not a great month for Buckhead home sales, but the market has long-term health and the overall number of homes for sale has actually declined to 877 homes. This represents a decline in the number of homes for sale in Buckhead by 7.2% over the last 60 days.

Chastain Park Unveils New Tennis Center

Chastain Park already boasts 260 acres of concert facilities, golf course, equestrian center, and more. But the Buckhead neighborhood groups that support the park are not resting on their laurels.
A state-of-the-art tennis center has just been opened as the first part of the Chastain Park Conservancies master plan for the next 20 years. The tennis center at Chastain includes 9 new tennis courts and a 2600 square foot tennis/event center. The total cost was a whopping $36 Million.

Buckhead Schools have an amazing reputation as having some of the best academics in the Southeast.
I read an article in the Northside Neighbor paper that revealed that two stars of "The Office" TV show are graduates of the Westminster School in Buckhead.
Actors Brian Baumgartner (Kevin Malone) and Ed Helms (Andy Bernard) may not play the most intellectual characters in The Office, but these Westminster alums had me wondering who else among the famous and infamous may have attended this school.
