Buckhead Luxury Home Sales Rising

During 2009 there were 176 homes sold in Buckhead that had sales prices in Excess of $1Million. The average of those 176 homes was $1,630,000 and the most expensive was a fully furnished estate that set a record at 10.5 Million.
 
With 444 homes currently listed at $1 Million and above, there is a 2.5 year supply of homes available in Buckhead at the current absorption rate. A balanced real estate market would normally have  eight to twelve months of supply, so the statistics are currently skewed in favor of buyers. 
Buckhead luxury home sales have spiked 40% in the first 2 months of the year versus 2009
In the first 75 days of 2010 there have been 25 homes in Buckhead sold over the $1 Million price point and there are already 19 more under contract and nearing the closing table. This sales activity among Buckheads luxury homes is a marked increase from the same period in 2009 when only 14 homes had sold.
 
While this rise in buying activity among Buckheads beautiful estate homes indicates an increase in buyer confidence and the release of pent-up demand, there are still hundreds of excellent homes to choose from that might fit your criteria.
