Buckhead Condos For Sale, Market Update

The market currently has a much greater appetite for condos in Buckhead that are priced at $250,000 and below. This is evidenced by the average sale price so far this quarter being just under $200,000.
This major difference between the average asking price and the average selling price does not come from extreme negotiating, but rather is indicative of the higher activity levels in the lower price ranges. The average discount from list price was 6.4% and the average condo sold in 84 days.
The Buckhead Luxury condo market is showing signs of strength though, with a handful of $750,000+ condos closing in the last 90 days.
The blue chart above shows that projected sales of Buckhead Condos for the 4th quarter (based on ytd sales and current pending sales) are expected to increase above 3rd quarter sales. Current quarter sales are expected to be double what they were in the first quarter of 2010!
