728 Home For Sale In Buckhead

We have 728 Buckhead homes for sale today on the Buckhead real estate section of HirshRealEstate.com. The fact that has me very excited today is that the number of homes for sale has declined in recent months while the number of actual sales has increased during 2010 by 8% over 2009.

The net result is that the single-family Buckhead real estate market has finally come below the 12-month supply levels. This is based on 2011 sales staying the same as 2010, but in fact , I predict that the number of homes sold in Buckhead will increase by nearly 10% again, which will bring us back close to 2007 levels!

The thing to keep in mind, whether you are a buyer or seller, is that you only need to find one home to buy or one buyer who wants your home. Statistics…

Atlanta Real Estate Preview 2011

Atlanta Rebounds

Average sales price for a single family home in Atlanta rose by more than 17% in 2010 over 2009. This is excellent news for sellers! Even though prices have come up, homes are still quite affordable for buyers since fixed mortgage rates remain in the 4-4.5% range.

2010 Buckhead Condo Sales

There are 957 Condos for sale in Buckhead right now. These could be further broken down into Buckhead High-rise condos and Buckhead Townhomes.

With 852 Buckhead condominiums selling last year this mean we are down to a 13.5-month supply of condos for sale. A healthier market would be under 11 months of supply, but this still represents a significant improvement from the 16-17 month supplies that we saw early in 2010. Buckhead Real Estate continues the sometimes slow path to stabilization, while condo deals still abound!

Buckhead Luxury Homes - 2010 in Review

At the moment there are approximately 311 Buckhead luxury homes for sale priced at $1 Million and above. The average asking price of these 300+ Buckhead homes is $2.6 Million, with the highest priced at $19 Million!

During 2010, 158 homes in Buckhead changed hands above the $1Million mark. This indicates that there is a 2-year supply of homes in this price range.

Digging further into these details, it is clear that the extreme high-end of the market ($6 Million and up) lacks any serious market demand. The chart below shows that the average sale price was just $1.5 Million.

Land in Buckhead

  Driving through Buckhead you'd probably never guess there was any land left in this part of town. That same thought would be followed up by a laugh thinking that you could actually afford land in that area. To my surprise I found there are some hidden spots still left and at a great price. I'm not talking about the left overs! Land that is spacious, with hardwoods, and if you didn't know it you'd think you were in the middle of the mountains. One spot in particular that stuck out to me just north of town was some land at 2600 West Wesley Road and 3483 Ridgewood Road.
