20 Acres for $25k an Acre

I was looking into some property for a friend and I ran across a piece of property that is amazing. 4150 Jim Owens Road in Kennesaw is right in the middle of Cobb county. I didn't realize there were spots like this left, but this is a 20 acre plot with barns, creeks, big oaks, and a house that dates back to 1910. The house is pretty much a tear down but it leaves a perfect 5 acre spot to build a great home. There is nothing boring about this land.

There is a lot of great values in homes and land right now. Price per acre hasn't hit $25k in this part of Cobb county in a while. It is nice to be close to Kennesaw Mountain, great schools, and near Barrett Pkwy with the seclusion and privacy of 20 acres.

Vinings 2010 Home Sales Report and a "Note to Sellers"

With the year drawing to a close there is some great news for Vinings Home Sales. So far the number of single family homes sold in 2010 is up 64% in Vinings over 2009 and prices are just barely up by 2%. This is a huge increase in the number of homes sold and great news for sellers and buyers alike.
Condo and town home sales in Vinings are almost even with last year, but there are 14 currently "pending" sale in Vinings so we are expecting volume to be up about 8% by the end of 2010. Average prices in this segment of the market have risen 5% this year as well.

Buckhead Homes For Sale And Market Update

Inventory: At the moment there are 901 homes for sale in Buckhead. This is the lowest inventory we have seen this year. Buckhead housing inventory has continued to drop slightly as unmotivated sellers take their homes off the market, while motivated sellers are taking advantage of the slight increase in buyer activity.
Buckhead Homes Sold: 64 homes sold last month in the Buckhead area at an average price point of $757,000...a month over month increase in sales volume of about 9.2%, but a drop in sales price from November 2009 of a little more than 6%.

Buckhead Condos For Sale, Market Update

Buckhead condos for sale in Atlanta number about 995, with an average asking price of $383,000. The market currently has a much greater appetite for condos in Buckhead that are priced at $250,000 and below. This is evidenced by the average sale price so far this quarter being just under $200,000.
This major difference between the average asking price and the average selling price does not come from extreme negotiating, but rather is indicative of the higher activity levels in the lower price ranges. The average discount from list price was 6.4% and the average condo sold in 84 days.
The Buckhead Luxury condo market is showing signs of strength though, with a handful of $750,000+ condos closing in the last 90 days.
