What is a Short Sale?

Friday, November 19th, 2010 at 9:31am. 588 Views, 0 Comments.

At this point most everyone has heard the term "short sale". We see it in real estate listings, on the internet, and maybe from your bank. So what does a short sale mean and how will it effect you when looking for a home?

Here is the definition of a short sale;  "A short sale is the sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan. It often occurs when a borrower cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than pressing the borrower."

The short sale option has grown quite a lot in the last few years because many have found themselves in financial problems. This process for the buyer and the lender…

Vinings is well known for being one of Atlanta's most sought after neighborhoods, which means finding the perfect lot to build your dream home can often be just as valuable as finding the perfect home to buy.

Buying land to build has its own unique set of challenges like obtaining financing and permits, but also brings with it exciting opportunities and financial rewards like designing your own custom home with a view and the return on your investment when you decide to sell.

I was excited to see that the Paces Neighborhood in Buckhead was recently ranked as one of the safest in Atlanta, while also ranking as the 429th safest out of 7685 neighborhoods across the country! I can tell you personally that Paces is a great place to live, because I live here with my family, it makes me feel pretty good that we are ranked so highly.

Interestingly, Paces was also determined to be more quiet and more sophisticated than 98% of U.S. Neighborhoods (not sure how they…

Why is December Statistically the Best Month to Buy a Home in Atlanta?

Friday, November 12th, 2010 at 8:41am. 531 Views, 0 Comments.

Anyone who knows anything about real estate will tell you that Summer is the busiest time of year to buy and sell homes. But did you know that December is statistically the best month to buy a home in Atlanta?

I have to admit I was a little surprised when I looked at the numbers across Atlanta for the past 3 years. Prices in December are an average of 28% percent less than the price peak in June.

You might be thinking, "Well that's just because there's less to choose from." Believe it or not the average number of homes sold in December is only 3% less than the June peak as well.

Volume is at an all time high in December and prices are at an all time low. If you're considering buying a home this year, now is the time to do it while prices…

Buckhead Condo Under Contract in 18 Days! (Sold)

Wednesday, November 10th, 2010 at 4:48pm. 526 Views, 0 Comments.

Just 2.5 weeks ago I listed a wonderful 2-bedroom condo in the heart Buckhead. Early this morning we put the condo under contract, set to close in December.

After I listed the condo, I kicked my marketing into high-gear.

  • I started by writing a very descriptive blog post about the condo, nearly 200 buyers have viewed the post so far.
  • Next, I emailed the details of the condo out to my Buckhead mailing list of well over 1000 potential buyers (mostly made up of people who have inquired about property in Buckhead at my Buckhead Real Estate Website).
  • I featured the property on my Atlanta Real Estate website where we generate thousand of visitors looking for real estate in Atlanta every month:

Atlanta Real Estate

I met with several buyers at the property…

Looking for a Real Estate Agent? Choose a Specialist to Save Time and Money

Monday, November 8th, 2010 at 4:57pm. 490 Views, 0 Comments.

A client recently wrote me a letter to say thank you for helping her save nearly $50,000 on the best deal ever sold in her neighborhood. I located the best home, with the most amenities and then used every resource available to skillfully negotiate on her behalf.

While she was certainly excited to get a great deal on her new home, one of the things that stuck out to me in her letter was why she had fired her previous agent and hired me. Among several important factors was that I hand picked properties which fit exactly what she was looking for, instead of sending hundreds of listings for her to sort through in a geographic area.

This is why you hire a real estate specialist, someone who knows their market very well, listens to the things that…

Capital City Club and Historic Brookhaven

Friday, November 5th, 2010 at 9:02am. 892 Views, 0 Comments.

If you want to be close to everything Historic Brookhaven is your spot. The best food, shopping, and night life is just minutes away. Historic Brookhaven dates back to 1900 and was a spot that Atlantans built summer cottages. By 1910 that same group gathered some investors to build the "Brookhaven Estates" and the Brookhaven Country Club. In January 1912, the Brookhaven Country Club opened as Atlanta’s second golf course after East Lake. Atlanta’s Capital City Club leased the Brookhaven Country Club in 1913. When the Capital City Club purchased the Brookhaven Club in 1915, the golf course was expanded from nine to 18 holes. Word spread about this new area and by 1928 there were almost 20 estates surrounding the club. 57 years later in 1985 through…

How will the Federal Reserve's $600 Billion Announcement Yesterday Affect Mortgage Rates Around Atlanta?

Thursday, November 4th, 2010 at 10:14am. 1024 Views, 0 Comments.

Fed Chairman Ben Bernanke said in the Washington Post yesterday, "Lower mortgage rates will make housing more affordable and allow more homeowners to refinance...higher stock prices will boost consumer wealth...increased spending will lead to higher incomes and profits that, in a virtuous circle, will further support economic expansion.”

Federal Reserve Chairman Ben Bernanke

In short, if you are looking to purchase a home or refinance your existing mortgage, the federal government has just given you an excellent opportunity to do so within the next year. They are essentially printing $600 Billion to pump into the economy and keep interest rates at historically low levels.

I know that sometimes we sound like a broken record when we talk about housing prices and mortgage rates but…
