As the owner of the Hirsh Real Estate Specialists, it is nice to be recognized for the hard work I have put in to become the Buckhead real estate Specialist and to grow my team while serving my clients.
Atlanta Intown Newspaper is recognizing myself and 4 other real estate professionals as the "Young Guns of Atlanta Real Estate". Thanks to the paper for taking the time to recognize me, and to my many clients who have already made this my best year in real estate....and we still have 3 months left!
In reading the article I discovered that I was a "Real Estate Maverick, Rising Star, and A Real Estate Standout"...I now love this paper.

30,883 homes have sold so far in metro Atlanta this year. That is an astounding number of transactions in this "slow" year and it represents a lot of happy buyers who have taken advantage of some wonderful home-buying opportunities in the metro Atlanta area.
The average price paid for these homes was $203,000...which means that the total value of the homes sold in Atlanta during 2010 has been over $6.2 Billion!

Good News for Ansley Park Home Sales

Some of Atlanta's savviest residents and most distinguished homes are located in Ansley Park. So a question I often receive from prospective buyers and sellers is, "How have home sales in Ansley held up when compared with the rest of Atlanta?"
In short, home sales in Ansley Park have held their ground and value firmly, which is good news for everyone. While Atlanta saw a 21% increase in sales price from January-August of 2009 as compared with the same period in 2010, it also saw a disappointing 14% drop in volume. However, Ansley Park has seen only a 6% drop in volume this year and actually managed to increase the average sales price by 6%.

Luxury Home Sales Double in Smyrna

As we enter the first few days of Fall, a look back at Summer home sales in Smyrna shows some interesting statistics. Luxury homes are beginning to sell at a higher rate than in previous months. In fact, the number of homes sold over $500,000 more than doubled this Summer as compared to Spring. This occured as the market saw an overall drop of 21% during the same period.
Even Hines Ward of the Pittsburgh Steelers sold his estate in Cash Farms this summer, the most expensive sale so far this year in Smyrna.
While these numbers might seem somewhat counter-intuitive, the answer appears quite simple to me. Those who have money, recognize now is the time to buy or sell and they are acting appropriately while the opportunity lasts.

Buckhead Home Sales Slow - New Buyer Opportunities

The number of single-family homes sold in Buckhead declined in August to 57 homes with an average sale price of $722,000. That number is down from the 62 homes sold in August 2009 and the 75 homes sold in July of this year.
August was not a great month for Buckhead home sales, but the market has long-term health and the overall number of homes for sale has actually declined to 877 homes. This represents a decline in the number of homes for sale in Buckhead by 7.2% over the last 60 days.

Chastain Park Unveils New Tennis Center

Chastain Park already boasts 260 acres of concert facilities, golf course, equestrian center, and more. But the Buckhead neighborhood groups that support the park are not resting on their laurels.
A state-of-the-art tennis center has just been opened as the first part of the Chastain Park Conservancies master plan for the next 20 years. The tennis center at Chastain includes 9 new tennis courts and a 2600 square foot tennis/event center. The total cost was a whopping $36 Million.

Buckhead Schools have an amazing reputation as having some of the best academics in the Southeast.
I read an article in the Northside Neighbor paper that revealed that two stars of "The Office" TV show are graduates of the Westminster School in Buckhead.
Actors Brian Baumgartner (Kevin Malone) and Ed Helms (Andy Bernard) may not play the most intellectual characters in The Office, but these Westminster alums had me wondering who else among the famous and infamous may have attended this school.
