Paces Neighborhood, Buckhead

The Paces Neighborhood is one of the many beautiful neighborhoods in Buckhead, but one that I am particularly proud of because it is my home. The neighborhood primarily has older homes from the 1950's and 60's, but it also has it's fair share of jaw-dropping estates. The one theme that ties the whole neighborhood together are the large wooded lots with old oak trees and long, winding driveways. Community pride is evident among the homeowners here and the neighbors all stay in touch through the Paces Civic Association website. What Homes are Selling in Smyrna?

Amid news of record foreclosures and stagnant home prices, there is some great news for the Smyrna Real Estate Market. The number of homes sold this year versus last year is up by 37% so far and these homes are selling 10% faster than last year, at an average sales price of $259,000.

So what's selling in Smyrna? Everything from a $21,000 foreclosure to a grand $860,000 estate in Smyrna's prestigious Cash Farms. If you're looking to purchase in the 100-200's then Forest Hills and Smyrna Heights are both very popular neighborhoods near Tolleson Park. There are a few listings in the 300-400's here, but these are great neighborhoods for young families or those on a more affordable budget. Buckhead Real Estate Market Analysis

 The average home-buyer has become much more interested in the fine details of the real estate market over the past few years. I often get questions from my clients about the "current absorption rate" and other statistical data that no clients thought to ask about a few years ago. This increase in consumer knowledge is a great thing, and I have prepared a detailed market study for the Buckhead real estate market below: Buckhead Single Family Homes: During the first five months of the year in 2009, we saw 267 homes sold in Buckhead. This ended up being 31% of the total to be sold that year.  As shown on the chart below, 346 homes have traded hands during the first five months of 2010. Street of Buckhead Development Takes a Step Forward

I wrote a post in January about the final $200,000,000 investment that was needed to resume the Streets of Buckhead development, and it looks like that days has come! Construction on the project should resume this summer thanks to a fresh infusion by an unnamed investor of the final $200 Million needed, developer Ben Carter told The Atlanta Journal-Constitution on Thursday.

The luxury retail development should open for business in November 2011, exactly two years behind the originally planned date. Construction at the massive site has ground to a halt as investors pulled out due to the economy.
