There are currently 1277 condos for sale in Buckhead ranging from less than $100,000 for a small WWII era studio to $17Million for an amazing condo at Park Avenue. Recent high-profile foreclosures on luxury condo project such as the Mansion on Peachtree may continue to bring a high supply of condos into the market at competitive prices. During the first 4 months of 2010 there were only 270 condos sold in Buckhead. If sales volume does not increase, then we have 20 months of supply currently on the market, which is about twice as much inventory as I would like to see! It only takes a brief stroll down Cochise Drive to see how last year's floods have affected some of Vinings' most coveted properties along the Chattahoochee. Construction crews and signs of renovation line the driveways as many home owners have begun to rebuild.

As the Summer selling season heats up, home sales in Buckhead have also risen as expected this time of year. In February of this year 46 homes in Buckhead were sold, while in the past 30 days, 95 homes have sold in Buckhead, more than doubling the pace of sales! The two charts below further illustrate this sale trend and show the averages:

What Is Buckhead: Buckhead is a collection of historic neighborhoods North of downtown Atlanta, but within the city limits of Atlanta. Buckhead itself is considered by many to be a neighborhood, but I like to refer to it as a defined area that consists of 43 neighborhoods. While each Buckhead neighborhood has its own distinct identity, each of them contribute to Buckhead being the most attractive area of Atlanta.

Home sales are up in Vinings! After several years of negative numbers, the market is finally turning around and Vinings is no exception. In fact, Vinings has historically held its value better than many other neighborhoods, so this is especially good news to see the numbers are not just flat, but actually rising again.
For those of you who like numbers, here are the details. For the January to March period from 2008 to 2009, single family home sales were down 73% while town homes and condos were down 35%. For the same period in 2010, single family home sales are up 100% while town homes and condos are up 68%. That's a tremendous increase in volume!
