Favorite Streets in Smyrna

From time to time clients will ask, "What are some of your favorite streets in Smyrna?" To be honest, most of the homes on Roswell Street and King Springs catch my eye. Selection on these streets is limited because of their popularity but the value can't be beat.

Smyrna is currently undergoing a number of redevelopment projects to revitalize the once vibrant city to its old-town charm of yesteryear and many of these streets are on the front end of this transformation. Market Village brought new retail shops, residential living and a public library to the city's center while similar developments like Jonquil Village and Belmont Hills are coming soon.

Streets of Buckhead is in need of $200,000,000

The Street of Buckhead was assembled by native Atlantan Ben Carter who paid top dollar to buy an odd assortment of clubs and bars that did not give the sort of image that most in Buckhead would be proud of.  In 2007, after spending a small fortune to acquire all of the land in a prime Buckhead location at Pharr Rd and Peachtree Road, Carter began construction on what was envisioned to be half a million square feet of high-end retail and restauraunts, along with a hotel and condos.[gallery link="file" columns="2" orderby="rand"] But things have not gone as planned....in the past week both the Wall Street Journal and the AJC have reported that the stalled project is in talks with new private investors who may be giving up to $200 million to see the…

How Much Can I Afford in Smyrna and Vinings?

We've all seen the shows on HGTV and elsewhere that ask the question "How much house can I afford in this city?" So in an effort to help educate buyers and sellers in Smyrna and Vinings we want to answer that question.

The average single family home sold in Smyrna last year was a 4 bedroom, 4 full and 1 half bath newer construction home for $268,000. In Vinings the average was much higher at $674,000 for a 4 bedroom, 4 full and 1 half bath brick home. Having said that, the range in Vinings was $210,000 to $1.5million and Smyrna homes sold between $20,000 and $1.5million. Condos and townhomes told a similar story with sales in Smyrna between $25,000 and $712,000 while the Vinings range was $45,000 to $878,000.

 Currently there are 1099 Buckhead Condos and Townhomes for sale at an average asking price of $441,566. However, the 50 sales on Buckhead Condominiums show that the major appetite is for the lower end since the average sale price was $255,000. However, January 2010 will be  a much stronger month with over 100 Buckhead Townhomes and Condos set to close for an average of over $300,000. Compared with December of 2008, last months average sale price was only 5.3% lower and there were 15 fewer transactions.
