Short sales in Buckhead have become more and more prevalent and many clients are asking about what exactly a short sale is. I will start with what a short sale is not: It is not a foreclosure. There are plenty of foreclosures in Buckhead, but foreclosures mean that the bank has already taken over the property and is now offering the home at a specific price. Short sales on the other hand, are still owned by the home-owner who is attempting to negotiate a payoff of their existing mortgage for less than what they actually owe. The price listed on a short sale property is not guaranteed and it must be approved by the bank holding the mortgage. I recently spoke with a new website user who is looking to buy a home in Buckhead. He had been very actively using the tools on this website to search all of the homes for sale in Buckhead and educate himself about where all of the Buckhead neighborhoods are. In the course of the conversation he let me know that he had already met with a part-time real estate agent who was a friend of a friend. It was clear that he was uncomfortable with the situation since this agent that he had met with did not know the buckhead real estate market well, even though he seemed to be a nice, smart individual.
