One of the most common questions I get asked by buyers is what the annual property tax will be for a home in a particular Intown Atlanta neighborhood. The taxes obviously vary based on the county, as well as whether a home is located in a city or an unincorporated area. The vast majority of Intown Atlanta neighborhoods are located in either Fulton or Dekalb County, so I will focus on them, but if you have questions about other Metro Atlanta counties, feel free to send me an e-mail and I'll be glad to provide you the information.
So without further ado, here is the general formula for calculating annual property tax in the state of Georgia:

Currently there are 32 single family homes for sale in Ansley Park with an average asking price of $1,270,000.
for the past several years Ansley Park has averaged 30-35 single family homes sold in any given year at an average of just over $1 million (and creeping up every year.
So what happened in the market last year, when so much of Atlanta saw slight price declines? Well, in 2008 only 23 homes in Ansley park sold. They were sold at an average price of $990,000 (about 10% off of 2007 prices).
I expect sales in 2008 to pick up in the 2nd half of the year. With a pent-up supply of homes that need to be sold, we could see prices have some downward pressure.
