Avignon at Vinings
Avignon at Vinings is an elegant new construction community within walking distance of the heart of Historic Vinings and Vinings Jubilee. These country manor style homes are exceptionally well built and have top of the line finishes throughout. Gourmet kitchens, butler pantries and covered verandas are all standard. Some even have private libraries, elevators and skyline views of Atlanta.
A fabulous club house and swimming pool are located at the center of this gated community. Originally priced at nearly $1.4 million each, a few homes have now been reduced to the high $800,000s.
Originally built in 2008, the economic recession slowed construction and sales but Avignon at Vinings is likely to become one of the most stately and desired communities on Paces Ferry Road for many years to come. John Wieland recently bought this community and began new construction, so the name will become Paces View, though Avignon at Vinings may occasionally be referenced as well.

Bakers Farm
Perhaps the most picturesque neighborhood in Vinings, driving through Bakers Farm always feels a little like spring time. Wide winding streets are lined with century old oak trees, weeping willows and perfectly manicured lawns.
"New England Traditional" best describes the majority of the homes in Bakers Farm, where most were built between the mid 1980s and 1990s, though many have been continually updated by residents.
Comfortably spaced lots, most slightly less than an acre, are a hallmark of this community south of Woodland Brooke. Though lot size, square footage and amenities vary somewhat, the average property value is close to $1.5 million. With only about 50 homes all together, it’s for good reason that Bakers Farm is one of the most sought after neighborhoods in Vinings.
Brandy Station
After crossing the Chattahoochee River on Paces Ferry Road, make a left on Woodland Brook and then a quick right, which will bring you into Brandy Station, a community of approximately 75 homes comfortably spread among the trees of 4 neighborhood streets.
The best way to describe Brandy Station is “classic Vinings.” A tasteful mix of traditional, brick and cape cod homes built in the late 70s have been well cared for and hold their value well in a conveniently located area. Lovett School is less than a mile away, as are the very popular Canoe restaurant and other local attractions.
Some home values reach close to $2 million but most are less than $1million, making Brandy Station one of Vinings’ more popular neighborhoods for home buyers to purchase.
Brook Grove Vinings
If you’re looking for one of the most affordable neighborhoods in the 30339 zip code, then Brook Grove Vinings might be a great option for you. Located just inside of Log Cabin Drive on the western edge of Vinings, this 21 home community of traditional brick homes is a popular place to move for those starting out in Vinings.
Most homes are priced in the 300s and an affordable Home Owners Association includes your yard maintenance and water bill. Construction was completed in 1996 and each property includes a 2 car garage as well as generous yard space. There is plenty of square footage in each home for those looking to expand a family or just enjoy affordable space in Vinings.

Carter Grove
Located in Historic Vinings and within walking distance of all things Vinings, is Carter Grove, a tightly knit neighborhood of only 20 traditional style brick homes. All were built within a few years of 2000 and values hover close to $1.5 million depending on home size.
Though most lots are less than a quarter acre, square footage ranges from approximately 3,200 on the smaller side to more than 7,000 for the largest home.
If you like to see your neighbors and enjoy a convenient, low maintenance style of in town living, then Carter Grove is certainly a great option.
Cochise
Over 150 properties combine to make Cochise the largest subdivision in Vinings. Home values are as varied as the locations and this area east of Paces Ferry Road has the widest variety of homes of any neighborhood in Vinings. Current values range from around 400K to nearly $4 million.
River front homes on the south side of Cochise Drive line the Chattahoochee River and offer a style of peaceful living unlike any other place in Atlanta. Many of these homes were raised and renovated after the floods of 2009 and have begun to reclaim their position as some of the most valuable real estate in Vinings.
Skyline views of Atlanta are available for a fortunate few who own homes above the flood plain and face south toward the city lights. Most of the other properties in Cochise are actually above the flood plain as well, but are quietly tucked away on streets like Teton and Circle Oaks.

One of Vinings’ most affordable neighborhoods is Courtyards of Vinings. This community of approximately 70 homes almost appears to be a townhome development because of close proximity and brick construction but are, in fact, single family homes.
Built between 1989 and 1990, most properties start in the $400 to 500s. Courtyards of Vinings is located just a short drive down New Paces Ferry Road from Historic Vinings and Vinings Jubilee.
With its own swimming pool and tennis court, this tight knit community often appeals to home owners seeking low maintenance living and convenient location, with plenty of interior space. Homes range from about 2,500 to 4,500 square feet, which is a great value for the price of a single family home in Vinings.

Drummond Point
Drummond Point is a small cul-de-sac community of 13 residences located on the western edge of Vinings near Log Cabin Drive. Construction on these beautiful brick and frame style homes began in the late 1990s and continued until the last home was finished in 2007.
With a few exceptions, most of these homes have approximately 4,500 to 5,500 square feet, with basements and are each situated on slightly more than a quarter acre of land.
Though directly across from Brook Grove Vinings, homes in Drummond Point are valued slightly higher due to size and upgrades. Depending on the specific home, prices range from the $500s to the 700s. This is a great community for those who prefer a more traditional style neighborhood but still want to be in Vinings.
Farmington
Farmington is a classic Vinings neighborhood south of Woodland Brooke and has a great range of homes with respect to price, style and location. Whether you’re looking for a 1960s brick ranch to renovate or prefer a newer construction home on the river, Farmington has it all.
Though one of the most popular areas in the heart of Vinings with just over 60 homes, most of the properties along the Chattahoochee River are located in the flood plain. Some are raised high on supports, some are built near the water’s edge and a number of homes are out of the flood plain altogether, so it’s really a personal preference for each home owner.
Average lot size is close to half an acre so residents have plenty of privacy and most home values are well under $1 million, though prices do reach higher on some of the larger homes. Both new and old, many Vinings residents love to call Farmington their home.
Highgrove
At the top of Paces Mill and directly across from the historic Pace House is a small community of 12 Cape Cod and Traditional style homes known as Highgrove.
Lot sizes are quite small due to their prime location but home sizes are quite generous with most having at least 4 to 5 bedrooms and very nice finishes throughout. Construction began in 1993 so properties are still in great condition and the home owners association does a wonderful job of maintaining this intimate community.
Property values are near the $800s and Highgrove is ideal for home owners looking for a move in ready home with all the benefits of a great Historic Vinings location.
Knob HIll
After turning north on Orchard Knob, take your second right turn at the pond onto Knob Hill and find some amazing new custom homes mixed with a few of Vinings’ staple 1960s brick homes.
This quiet little side street of 14 properties has an amazingly wide variety for such a small community. Some of the older homes are valued close to $600K with the newer custom home values well over $1million.
The custom homes in particular have some very high end finishes, with great outdoor space and plenty of trees to create privacy. Knob Hill is an ideal location for those who enjoy the quieter side of Vinings.
Lansdowne
Tucked quietly into 3 well manicured cul-de-sac streets on the western side of Vinings are 32 properties that make up the neighborhood of Landsdowne. While most were built during the late 1970s and 80s a few masterpiece homes have been constructed within just the past few years.
If you’re looking for a peaceful Vinings neighborhood with plenty of privacy, then Landsdowne is a great option in the $400K to over $1 million price range. The average home has approximately half an acre of land and plenty of trees between residences, with just enough open space to feel like you still have neighbors.
Passing through Vinings Heights or any of the Orchard neighborhoods on the way to Landsdowne reminds you why home owners love to live in the heart of Vinings.
Lemons Ridge
Aptly named for the single street neighborhood on Lemons Ridge Drive, this small community of 20 traditional brick and New England style homes were all built around 1980. Though located directly west of Paces Ferry Road near the Chattahoochee River, almost all of these properties sit on dry ground, just above the flood plain.
Property values typically start in the $600K range and go up from there depending on renovations and lot location.
For people looking to find easy access to Historic Vinings, Paces Ferry Road and Lovett School, Lemons Ridge is an excellent option. Each home sits on about half an acre of land and residents have done a nice job of preserving the aesthetic value of this quiet side street.
Old Vinings Place
Vinings most exclusive homes are securely gated on Paces Manor in a community known as Old Vinings Place.
Only six personal estates are part of this very private community and each one has been custom designed on a minimum of 2 acres. Swimming pools, tennis courts and long meandering driveways make this an extraordinary retreat for only a select few residents of Vinings.

Orchard
Three neighborhoods named Orchard Lake, Orchard Run and Orchard Ridge each combine for a total of about 50 homes located next to Vinings Heights on the west side of Woodland Brooke.
Orchard Lake became the original member of this trio when construction began in the early 1970s. Orchard Run was added in the 1990s and finally Orchard Ridge rounded out the Orchard neighborhoods with 5 new custom homes on Knob Hill in the 2000s.
There is quite a range of prices and styles depending on when a particular home was built but the average home starts around $500K and goes up to approximately $2 million. The Orchard trio of neighborhoods always has a great variety of properties from which to choose.
Paces Ferry Heights
Paces Ferry Heights is nearly walking distance to Historic Vinings and is one of Vinings’ original 1950s neighborhoods.
Many of the homes that stand today are from this original era when Vinings first began building residential developments. A few have been nicely renovated and some new owners have built homes on wooded lots, but this is an excellent neighborhood for those looking for the opportunity to take an older home and renovate it as their own.
While hardly a typical “investor’s neighborhood”, purchasing and renovating a home in Paces Ferry Heights provides one of the best investment opportunities in Vinings.

Polo Place
Named for its close proximity to the polo fields of Vinings, Polo Place is home to some of Vinings finest properties.

Rivers Call
Although located north of the area typically known as Vinings, Rivers Call still falls within the 30339 zip code along the banks of the Chattahoochee. And in recent years, it has managed to become one of the most popular neighborhoods in Atlanta.

Stillhouse Road
Stillhouse Road is one of the few places in Atlanta where you have to drive only a few short feet before it feels like you are on your way to a mountain lodge somewhere in North Georgia. Only about a dozen properties border Stillhouse and maybe half of those have homes on them. Most of the land is heavily wooded and has been held by current owners for many years. There is even a quiet little creak that runs through a few of the lots. The acreage varies with each property and some can even be assembled. Valley Creek
